Ellenzweig transforms office building into life science complex

Ellenzweig announces the completion of the conversion and expansion of a former office building for biomedical research labs and a high-bay cGMP facility in conjunction with IQHQ. The project involved renovation of 67,000 square feet of an existing building and construction of a 98,000 square foot building to create this new life science complex located in North Andover, Massachusetts. A new, day-lit atrium connects the two buildings, functioning as a restorative space while also providing a sound and vibration buffer for the manufacturing space.

The core and shell building complex is planned to accommodate more than 330 researchers. The test fit program includes a variety of flexible laboratories; offices; conference and meeting rooms; collaboration spaces; manufacturing space; and a multi-functional entry lobby. The master plan for the 6.77-acre site includes 200 parking spaces with 14 EV charging stations and a future 500-vehicle parking structure.

The project is designed to achieve a high performance standard for energy conservation, with a projected site-equivalent energy use intensity (EUI) of 155.4 kBtu/sf-yr and a 9% reduction in greenhouse gas emissions compared with the stretch code baseline. The reuse of the existing building captures the value of its embodied carbon; the existing envelope was selectively upgraded for improved energy efficiency. The project is designed to achieve a minimum of LEED Gold Certification under LEED v4 Core and Shell.
