Ellenzweig is providing programming, planning, architectural design, and construction administration services for the conversion and expansion of a former office building for biomedical research labs and a new high-bay cGMP facility. A new, day-lit atrium connects the two buildings, functioning as a restorative space while also providing a sound and vibration buffer for the manufacturing space. The renovated and expanded facility is an integrated component of a larger research and development campus.

The core and shell building complex is planned to accommodate more than 330 researchers. The test fit program includes a variety of flexible laboratories; offices; conference and meeting rooms; collaboration spaces; manufacturing space; and a multi-functional entry lobby. The master plan for the 6.77-acre site includes 200 parking spaces with 14 EV charging stations and a future 500-vehicle parking structure.

Vertical fins at north and east elevations of addition to minimize heat gain and glare from early morning and late afternoon sun while affording views for the occupants.

After: Upgrades to the vertical glazing systems improve energy efficiency and daylighting, creating a more welcoming interior environment.

The project is designed to achieve a high performance standard for energy conservation, with a projected site-equivalent energy use intensity (EUI) of 155.4 kBtu/sf-yr and a 9% reduction in greenhouse gas emissions compared with the stretch code baseline. The reuse of the existing building captures the value of its embodied carbon; the existing envelope will be selectively upgraded for improved energy efficiency. The project is designed to achieve a minimum of LEED Gold Certification under LEED v4 Core and Shell.
